The Crawl Space Report

Where our numbers come from

The Crawl Space Report is an independent data source — we don't install anything and we don't sell leads on this page. That only works if every figure we publish can be traced. This page lists the source and retrieval date behind each number, and discloses the full calculator model, parameter by parameter.

National cost figures (2026)

Our national figures are cross-referenced from the published cost guides below, all retrieved July 22, 2026. Where guides disagreed, we kept the overlapping range instead of the most dramatic number.

FigureValue
Cost per square foot (typical → severe)$3–$10 per sq ft
National average projectabout $5,500
Typical project range$1,500$15,000
Extreme cases (mold remediation + drainage, large areas)$20,000$40,000
Labor share of total5070%
Vapor barrier (material)$0.30–$0.70 per sq ft
Insulation$1.00–$4.50 per sq ft
Crawl space dehumidifier (unit)$300$1,500

How the calculator works

The calculator is a published model, not a black box. These are the exact parameters it runs with — the same code computes every number printed on this site:

City pages apply a city-level index instead of the state index; each city page states its index and the reasoning behind it in plain text.

City climate data (NOAA, 1991–2020 normals)

Every climate figure on our city pages comes from the U.S. Climate Normals 1991–2020 published by NOAA's National Centers for Environmental Information, using the first-order station at each metro's principal airport. Annual precipitation and mean temperature come from each station's annual/seasonal normals file (ANN-PRCP-NORMAL, ANN-TAVG-NORMAL); July dew point is the average of the station's 744 hourly July values (HLY-DEWP-NORMAL) in the hourly normals dataset. All values retrieved and independently re-verified on 2026-07-22.

State residential codes

The code notes on our city pages were verified against official state and municipal sources on 2026-07-22 — research plus an independent audit pass per state. Building codes change; always confirm current requirements with your local building department.

Tennessee

2018 IRC statewide (Tenn. Comp. R. & Regs. 0780-02-23, effective July 2020; state amendments don't touch crawl space section R408). Metro Nashville–Davidson County: 2024 IRC via ordinance BL2025-898 (July 2025), R408 unamended locally.

Alabama

2015 IRC statewide (Ala. Admin. Code r. 305-2-4-.09; no amendments to R408). City of Huntsville: 2018 IRC via Ordinance 21-1006 (effective January 2022), which adds the dehumidifier compliance option for unvented crawl spaces and a local 4-inch crawl space drain requirement (amendment to R405.1).

North Carolina

2018 NC Residential Code statewide and uniform (the 2024 edition is adopted but its effective date is deferred by S.L. 2025-2). Closed crawl spaces are governed by NC's own section R409; per the state fire marshal's interpretations, converting to a closed crawl space always requires a permit.

South Carolina

2021 SC Residential Code statewide and uniform since January 2023 (2024 edition adopted August 2025, mandatory January 1, 2027). SC's amendment to §R408.3 (S.C. Code Regs. 8-1221) requires the ground vapor retarder in an unvented crawl space to meet ASTM E1745 Class A, and expressly allows dehumidification sized to manufacturer specs as the drying method.

Update policy

Cost figures are reviewed at least annually and re-dated when they change; the model parameters above always match the code that is live. Climate normals update when NOAA publishes the next normals cycle. This page was last updated July 22, 2026.

Found a number you can't trace, or a source that says we're wrong? That's exactly the mail we want to get — we'd rather fix a figure than defend it.
